A Sample Computation Looks Simple. Ask What It Actually Includes.

Quick answer

Use a sample computation as a guide, not as a current quotation. Check which unit it applies to, the date if one is shown, the total price, reservation amount, payment schedule, remaining balance, parking, and other stated fees. Then request a fresh computation for the exact unit you want.

A computation can look precise down to the peso and still be the wrong computation for the unit you are considering.

Check the unit first

Confirm the unit type, size, tower, floor, orientation, parking, or other identifiers shown. If those details do not match your target unit, treat the computation only as an example.

Find the price that everything is based on

Look for the list price, contract price, total investment, or other stated basis. Different projects use different labels, so read the document exactly as supplied.

Trace every payment to the final balance

Reservation, monthly equity, spot payments, and the final cash or financing balance should add up in a way you can follow. If the schedule is unclear, ask before proceeding.

Separate included and additional costs

Parking, closing fees, taxes, move-in charges, and other items may be included, excluded, or shown separately. Do not assume one project follows another project's structure.

The useful next step

Keep the decision moving

The most useful computation is current, unit-specific, and clear enough that you can explain every major payment before you reserve.
